When selling your home, curb appeal is one of the most important aspects
of presenting your property.
With 71% of home buyers using the internet for house hunting, high quality
photographs are more important than ever to grab the attention of potential buyers.
Instead of driving around neighborhoods looking for For Sale signs, today's buyers
skim thru hundreds of small thumbnail images of homes on the Internet.

photos are the FIRST GLIMPSE a buyer will get of your property. Thumbnail
images are usually around 200-300 pixels across so acheving the best curb appeal
is a daunting and difficult task.
Your exterior shots should use the best lighting of the day for your specific
property. Depending on the direction your property faces, morning or evening with
soft lighting and blue skies usually creates the best images. Try to avoid the
harsh lighting and high contrast shadows at high noon if possible. For
interior images, turn lights on and use fill flash with slave flash units if
you have them. Turning on incandesent lights provides nice warm, golden glow to
the rooms.
Above all, the images should be sharply focused, properly exposed, and a wide
enough view to show off the best features of the room. To showcase your pride
and joy, avoid using point & shoot cameras with harsh on-camera flash or a camera
cell phones.
To get your maximum sale potential, you may want to consider hiring a
professional photographer. They have the proper equipment, lenses, lighting
experience and the professional eye to show your property in the best
light.
